Do I need building consent for a cabin?

No, there is no requirement for building consent for cabins or sheds. Sanders cabins and sheds are relocatable buildings with less than 10 square metre net floor area, so council consents are not normally required. As long as the requirements of the Building Act 2004 are adhered to.

To be exempt from building consent, the cabin or shed must not be:

  • More than 1 storey
  • Does not extend 10 square metres
  • Does not contain sanitary facilities

However, our two storey Loft model does require consent due to its height being over 3.5m in height.

Do I need building consent for a cabin?

Do you have finance available?

Yes. We can offer easy funding with low weekly repayments over 5 years to approved purchasers. No deposit is required either to make it easier for you. Note that payments are tax deductable for commercial / business purchases.

Can I rent a Sanders Cabana, Loft or Shed?

Yes, we have a Rent-to-own option available with low monthly payments and no deposit required.

What is a Sanders Cabana, Loft or Shed made from?

Framing and cladding is made from New Zealand grown pine treated for longevity, H3 above ground level and H5 at ground level. The roof is KiwiColour Pre-painted steel. Insulation is Pink-Batts to NZ building standards.

Do Sanders Cabanas, Lofts and Sheds have a floor?

Yes, all of our models include a 17mm plywood floor on H3 treated pine bearers in either 45mm x 45mm or 70mm x 45mm. Carpet can easily be installed for a finished look and added warmth.

Can I change window and door styles and positions?

Yes, you can have windows and doors on any wall.

What options are there for the roof?

The roof is made from Colour corrugate G550 .44 grade steel with minimum 0.40mm BMT. There are 20 colour options available to choose from, view here.

Can I customise my Cabana, Loft or Shed?

Yes, you can add any of our optional extras including: electrification, insulation and ply interior lining that can be painted like any interior for a finished look. Staining or painting the exterior can add a completely new look to make it your own and compliment the style of your home and other outdoor buildings. View examples in our gallery here.

Can I customise the deck?

Yes, the veranda and deck can be customised to any size.

Can you add gutters?

Yes, we can add gutters and downpipes.

Can I choose between a gable or a flat roof?

Gable vs flat roof is a personal preference and also depends on location to boundary.

Is the stud height changeable?

Yes this can be changed.

Environmentally friendly?

Always.

What maintenance is required for the Cabins, Sheds & Lofts?

Sanders Cabins, Lofts and Sheds require very little maintenance. They are watertight so the interior requires none. The exterior is a board and batten construction using treated timber so can be left natural for a rustic look, or stained or painted adding extra protection from the elements. We recommend staining or painting no less than 2 months after installation.

Is weatherboard cladding an option instead of board and batten?

Yes, as an affordable upgrade option.

What about electrical connections?

Power supply is an optional extra and includes 1 plug sockets, 2 LED internal lights, exterior sensor light with standard caravan connection that is attached to the household or available power supply. Solar power options available.

Do the Cabins, Sheds & Lofts include a guarantee?

Sanders Cabins, Loft and Sheds come with a 10 year guarantee on workmanship. We also offer customer support by phone and email. The guarantee on Optional Extras included are from market-leading suppliers with their own guarantees.

What about access and site damage?

An advantage of Sanders Cabanas, Lofts and Sheds is that they are delivered as a flat-pack and assembled on site by yourself, your builder or by Sanders installation team. The flat-pack can be taken through narrow access ways (for example down the side of a house to a backyard) which means no trucks, trailers, cranes, or heavy vehicles damaging your site.

What about foundations, do I need to prepare the site first?

There is usually no need for site preparation on flat sites. Sanders can prepare the site in other situations such as a sloping site where piles are required.

Can I move my Sanders Cabana, Shed or Loft easily?

Yes, they are demountable and can be relocated easily in their built form, or deconstructed to flat-pack form for moving.

Can I build a Sanders Cabana, Shed or Loft myself?

Yes, you can build it yourself if you are a competent builder or handyman with a reasonable level of skill. A full set of instructions are supplied with the kitset. Sanders offer installation themselves or through third party partners across most of New Zealand – otherwise we recommend using a builder.

Can I put a Cabana, Loft or Shed right on my properties boundaries?

Auckland City Council states that you will not need a building consent to add an accessory building that is less than 10 square metres in floor area and is placed more than it’s height away from all boundaries and other dwellings.

Can I have multiple Cabins, Lofts and Sheds on my property?

Yes, there are normally no restrictions on multiple buildings provided they are not joined together and maximum site coverage is not exceeded. Sander Cabins and sheds have existing rearrangeable multi-unit configurations available that can provide functional spaces dedicated (to cooking, cleaning, eating, lounging, working, sleeping etc) and connected using decking and overhead sun and rain protection.
